Bay Knoll in Clear Lake has 660 single family homes built from 1986 to 1989 with an average sales price of $181,633 this first quarter of 2009.  Built by four builders, Ryland Homes, Village Builders, Weekly Homes and Brighton, these homes range from about 2,000 feet to over 3,000.<p>

Looking at the figures, it’s easy to think that my calculations are off since the average sales prices are extremely are less than 1% different.  The reason for the higher dollar per foot prices in 2009 stems mainly from smaller homes being sold during that time frame.  The average square footage of homes sold in 2009 was 2,394 compared to 2,524 that same time last year.

This information is straight out of the Houston MLS.  Also keep in mind that 3 months is a short period of time.

One of the statistics we’ve heard for years is that people tend to move every 5-7 years. Not in Clear Lake!  Realtors in other parts of the country have reported 15-20% turnover in their communities.  We Texans (there I gave it away, yes I was born and raised right here in Houston) tend to stay in our homes a very long time.

Families really tend to stay in their Bay Knoll homes longer than normal. The average turnover for Clear Lake real estate is about 6.5% meaning that six out of every 100 homes are sold each year. Bay Knoll homeowners stay even longer; less than 4% of the homes in Bay Knoll sell each year.

In August of this year, there was 1 home sold in the Brookwood subdivision in Clear Lake, TX.  It was listed at $329,900 and sold for $330,000 and $108.83 per square foot.  The home was on the market 26 days and was 3,032 square feet. 

It was situated on almost a half acre lot and included an in-ground gunite pool.

In August of 2007, there were 4 Sold homes in Brookwood in. The Average Price was $268,750 and the Median Price was $261,750.  The average DOM (days on market) was 37 and the average list to sales price ratio was 98.4%.

The average dollar per square foot was $89.68.  The average size home was 2,996 square feet.

In August of this year, there were 4 Sold homes in Bay Glen in Clear Lake, TX. The Average Price was $168,450 and the Median Price was $171,450.  The average DOM (days on market) was 83 and the average list to sales price ratio was 99.6%.

The average dollar per square foot was $78.19.

August 2007 Sold Properties

In August of 2007, there were 8 Sold homes in Bay Glen in Clear Lake, TX. The Average Price was $164,515 and the Median Price was $160,950.  The average DOM (days on market) was 51 and the average list to sales price ratio was 99.3%.

The average dollar per square foot was $81.60.

The average size home sold in August of 2007 was 2,016 as compared to 2,154 this year.

For the month of July there were 2 Sold homes in University Green in Clear Lake.  One was a 3 bedroom 2 bath (1806 square feet) and 2 car garage home that sold for $163,600 and was on the market for 31 days. The other sold for $190k. I heard it was drop-dead gorgeous with tons of upgrades, like granite in kitchen AND baths, Ralph Lauren carpet, stainless steel appliances – the works.  It was on the market 39 days.  2,676 square feet.

For the month of June there were 2 Newly Listed University Green Homes for Sale.  Of those, 1 is under contact and 1 is sold.

For the month of June there were 3 Sold homes in University Green.  The Average Price was $ 142,583. The Median Price was $ 134,000 with a 101 day average market time.   List to sales price averaged 97.6%.

There was one home sold in the month of June in Sterling Knoll for $120,000. It was 2,296 square feet and was on the market for 73 days.  It actually sold 1% over list price. While it seems as if this is a slower market with one home sold, keep in mind that there are just over 300 homes in this Clear Lake TX real estate community.

Here is what the month of June looked like for Clear Lake Texas homes for sale.  Wwe have always stated that as a homeowner, potential resident, potential seller, or as a real estate consultant, we think it is always important to know the stats about what is happening with Clear Lake Texas Homes for Sale.

For this report we wanted to focus in on Pine Brook Real Estate in Clear Lake.

The initial phase of Pine Brook started in 1994 with the subdivision being completed in 2002.  Homes range from smaller patio homes at a little less than 1,900 square feet and larger homes of 4,500.  The majority of the homes in Pine Brook are in the 2,500 to 4,000 foot range. 

Consumers seeking Clear Lake Texas homes for sale with larger lots will want definitely want to check out Pine Brook.  The average lot sold this year is around 11,358 square feet however it’s not unusual to find 13, 14, or even 15,000 foot lots.  A few homeowners were lucky enough to have nearly 20,000 (ok, if you enjoy maintaining all that grass, then call it lucky!)

Hobbyists will like the availability of 3 car garages in Pine Brook.  Some even have the 5 or 10’ extension.

June was a record month for Pine Brook in Clear Lake, TX. 14 homes closed with an average sales price of $368,644- a median of $352,200 and just under 61 days average market time. The average list to sales price 99%.  The average dollar per square foot worked out to $104.54a
