For this report we wanted to focus in on Northfork Real Estate in Clear Lake Texas.  Northfork was built between 1991 and 1998 by 4 primary tract builders; Brighton Homes, David Weekley Homes, Ryland Homes and Village Builders. Homes range from 1,700 square feet to 3,300 with the majority between 2,200 and 2,600 square feet. 

A typical lot size for Northfork is about 7,500 to 8,000 square feet.

Located off of Space Center and Clear Lake City Blvd. it is especially convenient for chemical company workers who’d like to remain close to their employment while enjoying the benefits of Clear Creek ISD.

Camino South represents a good opportunity for first time homebuyers with some of the lowest pricing for homes in the Clear Lake Texas area.  Camino South got it’s start during the early days of the Space Race here in Houston.

For the month of June there were 7 Sold homes in Camino South.  The Average Price was $120,271. The Median Price was $120,000, with an 98 day average market time.   List to sales price averaged 96.8%. 

Also quite often because this is a lower end neighborhood, it’s no uncommon for sellers to contribute to buyer closing costs.

The stats we’ll look at today are for Middlebook subdivision Clear Lake Texas Real Estate  stats we’ll look at today are for the Middlebrook subdivision.As we have always stated that as a homeowner, potential resident, potential seller, or as a real estate consultant, we think it is always important to know the stats about what is happening with Clear Lake Texas Real Estate.

The first homes were built in Middlebrook in 1971 and the last home was built in 1984. Square footages range from  about 1,300 feet up to larger 2 story homes with 4/5 bedrooms and 2.5 baths and 2,600 square feet.

4 homes sold in July in Middlebrook in Clear Lake.  The average sales price was $152,087 and median $146,325.  Average days on market was 60 and an average list price to sales price of 97.3%

June saw less activity with 3 homes sold at an average price of $159,966 and 57 days on the market.  The average dollar per foot was $75.76 and average list price to sales price ratio of 97.4%

By the way, so often I’ve statistics that say the average American moves every 5- 7 yrs.  In Clear Lake, well…we’re just not average.  The turnaround is typically around 6% per year meaning that 6 out of every one hundred homes will sell.  That puts us staying in our homes SIXTEEN YEARS!  I have friends in Ontario who in some cases experience 18% turnover.  Unbelievable.  Clear Lake Texas real estate just ain’t that way my friend.

Currently there are 13 Active Middlebrook Homes for Sale ranging  from 1,600 square feet up to 2,500 and priced from $139,900 to $240,000.  One of my favorites by the way is this one at 15911 Dunmoor listed for $144,900.  In addition, 2 homes are under contract.

Middlebrook is served by the Clear Creek Independent School District  and the total tax rate for this area is $2.88 per $100 of valuation.  Yes, we complain about our property tax rate however, look on the bright side; we are one of 7 states that do not have state income tax.

Here is what the month of June looked like for Clear Lake Tx house . As we have always stated that as a homeowner, potential resident, potential seller, or as a real estate consultant, we think it is always important to know the stats about what is happening with Clear Lake Tx Houses.

We’ll key in on the Brookwood subdivision for this report.

The initial phase of Brookwood started in 1988 with the subdivision being completed in 1994.  Homes range from smaller patio homes at a little less than 1,800 square feet and larger homes of 3,800. 

About half of the homes in the Brookwood subdivision have 2 car garages while the others include 3 car.

One home sold in July in Brookwood in Clear Lake, TX at $330,000.  This Clear Lake Tx house had a 19,297 square foot lot in a neighborhood where the average lot size is about 10,500 square feet.  Also unique was the fact that this home had over 3,000 feet of living space on one floor.  It was on the market for 26 days.

June saw more activity with 4 homes sold at an average price of $261,475 and 58 days on the market.  The average dollar per foot was $95.08 and average list price to sales price ratio of 97.4%

Autumn Creek is in Friendswood however it is served by the Clear Creek Independent School District. Homes range from $220k up to the high $300’s.  Square footages range from about 2,400 to 4,000.  Autumn Creek is conveniently located at the corner of FM 528 and West Bay Area Blvd. 

For consumers who are employed at the Space Center, it’s a quick 12 minute commute.  (less if they ever get the construction on Nasa Parkway finished!)

For the month of July there were 8 Newly Listed Autumn Creek Homes for Sale. Two of those have already closed and another is under contract and is scheduled to close at the end of September.

For the month of July there were 2 Sold homes in Autumn Creek in Friendswood, Texas. 2802 Creek Bend Dr. sold for $246,500.  Approximately 2,684 and all on one floor, this one is located on a rather large lot; 15,290 square feet.   That’s just about double the size of the normal lot one would find in Autumn Creek.  The other one was at 3122 Red Maple Dr.  This one was 2,867 square feet on 2 levels and sold for $244,440.

Here is what the month of June looked like for Clear Lake Texas homes for sale.  Wwe have always stated that as a homeowner, potential resident, potential seller, or as a real estate consultant, we think it is always important to know the stats about what is happening with Clear Lake Texas Homes for Sale.

For this report we wanted to focus in on Pine Brook Real Estate in Clear Lake.

The initial phase of Pine Brook started in 1994 with the subdivision being completed in 2002.  Homes range from smaller patio homes at a little less than 1,900 square feet and larger homes of 4,500.  The majority of the homes in Pine Brook are in the 2,500 to 4,000 foot range. 

Consumers seeking Clear Lake Texas homes for sale with larger lots will want definitely want to check out Pine Brook.  The average lot sold this year is around 11,358 square feet however it’s not unusual to find 13, 14, or even 15,000 foot lots.  A few homeowners were lucky enough to have nearly 20,000 (ok, if you enjoy maintaining all that grass, then call it lucky!)

Hobbyists will like the availability of 3 car garages in Pine Brook.  Some even have the 5 or 10’ extension.

Bay Glen has been an outstanding investment for Clear Lake Tx houses.  Initial development began in 1986 and the subdivision was completed in 1990.  There were 4 builders there; David Weekley Homes, Village Builders, Brighton Builders and Ryland Homes.  Homes range from single story ranch style homes of 1,450 square feet to larger 5 bedroom 2 and one half bath homes of 2,200 square feet.  The average lot size is about 7,000 square feet.There is a small section technically known as Bay Glen Manor where you will find a handful of larger homes up to 2,800 feet.  This was the predecessor to the Bay Knoll subdivision.
